Bloomscrolling Week 7 took me to in Free Union šŸ¤

Truly in awe of the design and balance of this place. Owner Katherine Kane has been working on the Waterperry property and its gardens for 30 years and the dedication and love poured into it shows.

Symmetrical lines and borders are balanced with whimsical touches that guide you through the acres of gardens, a greenhouse, pool house, past the carriage house, main home, and pond.

So glad to finally visit and can’t wait to come back in other seasons to see even more color and variety in this special place.

Tickets and reservations are available on website 🌸

One of my favorite homes I’ve shown recently in Staunton šŸ’•

Built by TJ Collins as a prototype for the neighborhood, but ended up being one of one. So much character, color, and beautiful gardens surrounding it.

It wasn’t the right space for my clients but went pending after one weekend on the market. Neighbors to two of my other clients on Alleghany!

One of my favorite homes I toured last year is still available ā¤ļø

As much old-home charm as it has, this beauty was built in 1970 using materials salvaged from a combination of older homes, likely from the 17th and 18th Centuries in Massachusetts, Connecticut, and Virginia.

Visiting this house in person, you feel the warmth and care that building something with this much character took - from carefully placed wide wooden floorboards, to historically accurate paint colors and design choices.
Plus very cool retro touches like the original stove!

I’d love to go back with you for a tour. Send me a message and we can coordinate!

P.S - I’m not the only fan of this special home, it was the cover story for a 1982 issue of ā€˜Colonial Homes Magazine! Scan from the cover on the last slide.

Comment GARDEN for the full guide to your inbox 🌸

This winter, I spent a lot of time at home. Almost too much. You might share in my desire to emerge from hibernation now that it’s spring.

Which is why I’ve created this guide to Gardens of Virginia! To keep track of the many beautiful examples of architecture and garden design that we are lucky enough to have right here in Virginia.

And to encourage myself (and maybe some of you too!) to actually visit these special places.

I hope you’ll join me in exploring the gardens of the Valley and beyond this season - may we all come home from our adventures inspired and encouraged by the beauty around us.

Tag along for my ā€˜bloomscrolling’ series as I feature one garden from the guide a week in Reels šŸ«¶šŸ¼

Oh and don’t miss and especially coming up April 18-25!

Loved touring this 70s wood chalet just outside of Waynesboro this week šŸ«¶šŸ¼

Lots of charm, lots of potential, and on an acre lot with a two car garage. Tucked away but just around the corner from Target, groceries, and up the road from Coyner Springs park.

A short month full of many good things like playing tourist while family is visiting, my fourth closing since becoming a mom, hosting a dinner for the first time after rearranging our house, getting clients ready for the spring market, and finding out that baby socks are even more entertaining at knee height ā¤ļø

I wrote more in depth about this month in work and life in the Valley in my February newsletter, which is out to subscribers now šŸ’Œ

There’s no bad way to spend Valentine’s Day in the Shenandoah Valley ā£ļø

But here’s a head start on some plans in Harrisonburg, Waynesboro and Staunton that have my heart.

What does your ideal love-day look like in the Valley?

First closing of 2026 is the perfect Wintergreen getaway ā›·ļø

So excited for my clients to enjoy family vacations here for years to come. After a couple of years of searching for what started out as the hunt for unimproved land to camp and eventually build on, they ended up falling in love with all that Nelson County and proximity to Wintergreen offered. Year round adventures outside are in their futures!

Congratulations, C+E and thank you to my friend and past client for sending her family my way ā¤ļø

Here’s to more smooth transactions like this one in the year ahead šŸ„‚

The year I nested like a maniac while helping people buy and sell homes, got my Brokers license, became a mom and took approximately one million pictures of all of the above!

Full recap going out in my newsletter tomorrow šŸ’Œ

I can’t wait to share more of the best of real estate and life in the Valley with you in 2026! Thank you for being here, I’m so grateful to do this work in this special place ✨
