🏡Thinking About Buying a Home? What Exactly Are You Waiting For?

“I’m going to wait until mortgage rates come down.”

That sounds reasonable. But waiting just for a better rate may not actually improve your situation.

Here's why: In New Hampshire, home prices have continued to rise even with mortgage rates in the 6% range. So, while you wait for a lower rate:
🔹 The home you want may become more expensive
🔹 You lose months or years of potential equity
🔹 A rate drop could bring more buyers back into the market and more competition
🔹 Seller concessions and negotiating opportunities available today may disappear
🔹 You may be overlooking financing strategies that can reduce your payment now.
And this last point is important.

The real question isn't simply,
“What is the mortgage rate?” It is:
“What would my actual monthly payment be, and can I comfortably afford it?”

Depending on the property and your qualifications, there may be options such as seller-paid closing costs, mortgage-rate buydowns, builder incentives, adjustable-rate programs, assumable mortgages or other financing strategies always worth discussing with a good lender.

Mortgage rates may come down. They may stay relatively close to where they are. Nobody can promise you either.
But if the right home comes along and the payment works for your budget, waiting for the “perfect” interest rate could ultimately cost more than buying the right property today.

Have fun playing 18 holes at Nippo Lake Golf Club 🏌️‍♀️, grabbing a cone from Go-Lick's Ice Cream 🍨 (I still think it's some of the best around!), enjoy kayaking or swimming at Mendums Pond or Swains Lake, and stop by Calef's Country Store for homemade treats, gifts, and local favorites.
