Short sales are making a comeback, and South Florida is near the top of the list. 📈

A new Realtor.com report shows short sales jumped about 16% this year, and Miami and Tampa are among the top markets in the country for short sale listings.

Why does that matter if you’re behind on your mortgage? Because a short sale can:
✅ End the stress sooner than a foreclosure
✅ Get you back to buying a home sooner than a foreclosure typically would
✅ Often cost you nothing out of pocket

I’ve been helping Treasure Coast homeowners through this since 2008. My free short sale guide walks you through exactly how it works. Link in Comments 👇

Foreclosure numbers are moving, and it's worth paying attention. 📊

The latest ICE report shows foreclosure starts are up 29% from a year ago, and foreclosure inventory is up 41%. Serious delinquencies just ticked up for the first time in five months. The overall picture is still far from 2008, but the market isn't moving evenly.

Here's what stood out to me: servicers are now rebuilding their loss mitigation teams and looking at more options than they've needed in recent years.

As an REO and distressed property specialist, I'm watching this closely for our area. If you're a homeowner who's falling behind, the best time to explore your options is early, before the clock gets short.

Florida is now #3 in the nation for foreclosures. 📉

According to ATTOM's August 2026 report, 1 in every 2,397 Florida homes had a foreclosure filing, more than 4,200 properties in a single month.

If you or someone you know is falling behind on mortgage payments, a short sale may be an option worth exploring before foreclosure. Every situation is different, and the earlier you get the facts, the more options you usually have.

As a Certified Short Sale Expert (CSSE), I help homeowners understand their choices and work with lenders to get short sales approved and closed.

🚨 𝗥𝗘𝗢 𝗔𝗟𝗘𝗥𝗧 – 𝗩𝗘𝗥𝗢 𝗕𝗘𝗔𝗖𝗛, 𝗙𝗟

Check out this 3-bedroom, 2-bath home on an oversized lot! A converted garage adds a bonus room that works great as a 4th bedroom, home office, or den.

Inside you'll find vaulted ceilings, a cozy fireplace, carpet throughout the living space and bedrooms, and a kitchen with granite countertops. Out back, there's a screened-in pool (currently covered and not in working order) and plenty of room on the lot to make it your own.

This one's being sold as-is and is priced to reflect it, so it's a great opportunity for the right buyer ready to add some updates and build in some sweat equity.

🎥 My first YouTube video is officially live!

New national data just came out on short sales vs. foreclosures and it shows something that hasn't happened since 2018: short sales are now recovering more value than foreclosures. That's a real shift in the market, and it matters if you or someone you know is behind on a mortgage.

In this video I break down what changed, why timing is everything, and what your real options actually look like before the foreclosure process takes the decision out of your hands.
