✨Monday Market Update✨

The Charleston market is moving again, but we’re not back in the frenzy.

Year-to-date sales are up 6.9%, and 265 homes went under contract during the latest reporting week. With a median market time of 44 days, correctly priced homes are selling while buyers still have time to complete inspections and negotiate.

For first-time buyers, Summerville and Ladson remain strong places to start. The area’s median contract price was approximately $380,000, compared with $539,000 in West Ashley the previous week.

Mortgage rates eased to 6.65%, but buyers shouldn’t make a decision based on one small rate change. Compare lenders, explore seller-funded buydowns, and verify current SC Housing assistance before shopping.

My advice right now:

✅Buyers: Negotiate, but keep the contingencies that protect you.
✅Sellers: Price correctly from day one.
✅Coastal buyers: Get flood and homeowners insurance quotes early.

The Charleston market is giving buyers more options—but that doesn’t mean prices are collapsing.

Inventory is up 7.6% in Berkeley County and 13% in Dorchester County, creating more negotiating room, especially around Summerville. Meanwhile, Charleston County remains tighter, and Johns Island continues to command a higher price point.

The real takeaway:

🏡 Buyers may be able to negotiate closing costs, repairs, or rate buy-downs.

📍 Sellers need to price correctly from day one because buyers have alternatives.

💰 First-time buyers should explore SC Housing assistance and compare the complete monthly payment, not just the sale price.

🌊 In West Ashley and Johns Island, get homeowners and flood-insurance quotes before committing to a property.

Charleston isn’t one housing market. Where you buy can dramatically change what your budget gets you.
