🏡 Buying a home with a septic system? Before closing, make sure you understand what is underneath the yard.

You’ll want to identify:

📍 The septic tank’s location
🌱 The location of the drain field or field lines
📄 The system’s permitted design
🛏️ The number of bedrooms it was approved to serve
🔧 Any available installation, inspection, or maintenance records

This information becomes especially important if you plan to install a pool, build an addition, remove trees, terrace the yard, add a structure, or complete other landscaping projects.

Digging, driving heavy equipment, or building over septic components could damage the system and limit what you’re able to do with the property.

The local Environmental Health office may have the original septic permit or layout on file. Availability and request procedures vary by county, so start researching before you begin making plans for the yard.

🏡 You may not have to sell your current home before purchasing your next one.

If you’re planning to downsize, upsize, or simply move to a different area, converting your current primary residence into a rental could be an option.

Depending on your mortgage program and financial qualifications, a lender may be able to use a portion of the expected rental income when calculating your debt-to-income ratio.

The lender may review:

📝 A fully executed lease
💵 The documented monthly rent
🏠 Your existing mortgage payment
📊 Your debt-to-income ratio
💰 Required financial reserves
🔑 Your experience managing rental property
📄 Additional loan-program requirements

This does not automatically eliminate the existing mortgage payment from consideration, and not every borrower or property will qualify. Speak with a knowledgeable lender before signing a lease or making plans based on projected rent.

Your assets could play a bigger role in your mortgage application. 🏡💰

Freddie Mac has updated its mortgage guidelines for using accumulated assets as qualifying income. For certain homebuyers, eligible savings, investments, retirement funds, or other documented assets may help during the loan qualification process.

Every borrower’s finances are different, and lender approval still depends on eligibility, documentation, loan type, asset value, and the complete mortgage application.
