🏡 CLOSED in Cuyahoga Falls — and this one has a story worth sharing!
When my seller was ready to sell his duplex at 3330-3332 Elmwood, his main goal was a quick and easy sale. He contacted investors and received a $220,000 cash offer, which would have left him with roughly $210,000 after costs.
Before accepting it, he reached out to me.
We sat down and compared his two options:
💵 Option A: Take the $220,000 cash offer, avoid putting the property on the market, and close quickly.
🏡 Option B: Spend a little time preparing the property, list it on the open market, and see what buyers were willing to pay.
I told him I believed the property could sell for more than $270,000 and potentially net him around $255,000 after commissions and closing costs.
The question became simple: Was the convenience of the quick cash sale worth giving up potentially tens of thousands of dollars?
He decided it wasn't.
We prepared the property, wew put it on the market, generated 20+ showings and multiple offers—and ultimately listed it for $265,000 and sold it for $280,000!
Today, just 30 days after listing—and with only a 21-day closing—it's officially CLOSED! 🎉
The final result?
💰 Approximately $60,000 MORE in my seller's pocket than he would have received from the investor offer—all for roughly two additional weeks and a little extra work preparing the home for market.
After seeing the final numbers, he couldn't believe he had ever considered Option A.
Cash offers can absolutely make sense in certain situations. But before accepting one, make sure you know what the convenience is actually costing you.
If you're considering selling and have received a cash offer, I'd be happy to sit down with you, compare the numbers, and show you your options. Then you can decide which one makes the most sense.
