Wednesday's Market Update ☕🏡
The Fed held interest rates steady today.
The 10-year Treasury is sitting around 4.64%, and mortgage rates remain in the mid-to-upper 6% range. While the Fed doesn't directly set mortgage rates, its outlook continues to influence where they're headed. Markets are currently leaning toward the possibility of another rate hike this fall if inflation remains stubborn. That means waiting for dramatically lower rates may not pay off. Buyers should focus on the monthly payment they can comfortably afford rather than trying to perfectly time the market.
Here in the Tampa Bay area, the story is different than many parts of the country.
✔️ Inventory has improved, giving buyers more choices.
✔️ Sellers are seeing more competition than they did over the past few years.
✔️ Many homes are selling at or below asking price, creating opportunities for negotiation on price, closing costs, or rate buy-downs.
The takeaway?
If you're buying, today's market offers more leverage than we've seen in years. If you're selling, pricing your home correctly from day one is more important than ever.
Every market is local—and Tampa Bay is creating opportunities for both buyers and sellers who have the right strategy.
