🏡 What Is “A Bond” in The Villages, Florida that everyone talks about?
One of the biggest questions buyers ask in The Villages is… “What exactly is the bond?”

Here’s the simple version 👇

💡 Think of the bond like a neighborhood tab.
When a new village is built, the developer pays upfront for big community improvements like:

🚗 Roads & roundabouts
🌴 Landscaping & palm trees
💡 Street lights
🏊 Pools & recreation centers
⛳ Golf and amenities
🚰 Water & infrastructure

Instead of adding all of those costs into the home price, part of it is attached to the property as a bond.

💰 How is it paid?
The bond is usually paid a little at a time in the homeowner’s annual tax bill.

OR… buyers can choose to pay the remaining balance off early in one lump sum.

📊 How is it calculated?
Every home is different. The amount depends on things like:

🏘️ Which village/community the home is in
📍 When that area was developed
🏡 Size and location of the lot
✨ Amenities in that section of town

Some homes have NO bond because it has already been paid off by a previous owner.

📌 Important:
The bond is NOT the same thing as your monthly amenity fee ( currently $204/month per household)

I cant believe all we have access to for $204/month!
