The scariest email you can get before closing (and how to spot it!) ๐Ÿ’ป๐Ÿ›‘

You are three days away from closing on your new home. You check your email and see a message from your Title Company with the subject line: "URGENT: Updated Wire Instructions for your Cash to Close."

Do NOT go to the bank. Do NOT send the wire. Pick up the phone!

Here is the biggest cyber threat in real estate right now:
Hackers monitor the emails of title companies and real estate agents. When they know you are about to close, they will create a fake email address that looks almost identical to your escrow officer's email (like changing ".com" to ".com").

They will email you "updated" bank routing numbers. If you wire your $40,000 down payment to that fraudulent account, the money immediately goes overseas, and it is gone forever. You lose your money, and you lose the house.

The Golden Rule for Closing:
Title companies will never randomly change their wiring instructions at the last minute via email. Before you wire a single dollar, you must call the title company using a verified phone number you found on Google (not the number in the email signature) and verify the routing number out loud with a human being!

What happens when the bank says your dream home is worth LESS than you offered?

You finally beat out three other buyers to win a beautiful house in Spring for $415,000. But two weeks later, your lender sends an appraiser to the house, and the official report comes back at $400,000.

Your stomach drops. Did you just lose the house? Not necessarily!

Here is exactly how we handle a "Short Appraisal" in Texas:
Your lender will only fund a loan based on the $400k appraised value. That leaves a $15,000 "gap" between the loan and the contract price. Here are your three options:

1๏ธโƒฃ The Seller Drops the Price: We go back to the listing agent and politely ask the seller to reduce the contract price to the $400,000 appraised value. (This is always our first move!)
2๏ธโƒฃ You Cover the Gap: If it is a highly competitive market and you desperately want the house, you can bring an extra $15,000 in cash to the closing table to make up the difference.
3๏ธโƒฃ We Meet in the Middle: You bring an extra $7,500 in cash, and the seller drops the price by $7,500.

The Safety Net: As long as we included the "Third Party Financing Addendum" in your contract, you are completely protected. If the seller refuses to drop the price and you don't have the extra cash, you can legally walk away and get your Earnest Money back!

Why the highest price is NOT always the best offer!

It is a great problem to have: You listed your house on Thursday, and by Friday evening, you have three different offers sitting on your kitchen counter.

It is incredibly tempting to just grab the one with the highest purchase price. But as your Realtor, I am going to make you look past the price tag and read the fine print.

Here is how we evaluate an offer's true strength:

The Down Payment: Offer A is for $420k with an FHA loan and 3.5% down. Offer B is for $415k with a Conventional loan and 20% down. Offer B is actually much stronger! If the house under-appraises by $5,000, Buyer B has the cash to cover the gap. Buyer A does not.

The Option Period: Offer A wants 14 days to do their inspections. Offer B only wants 5 days. Offer B is better because they are tying up your house for a much shorter period of time.

The Contingencies: Is the buyer asking you to pay for their Title Policy? Are they asking for a Home Warranty? Are they asking you to cover $3,000 of their closing costs?

An offer for $420,000 that asks for $8,000 in closing costs nets you less money than a clean offer for $415,000! I will always build you a custom "Net Sheet" so you can see exactly which offer puts the most cash in your pocket.

Why the seller's old survey might cost you $500!

When we get a home under contract in Texas, one of the first things we ask the seller for is their existing Property Survey and a notarized "T-47 Affidavit."

A survey is a legal drawing of the property boundaries, and reusing the seller's old one saves you (the buyer) about $500 to $700! But there is a massive catch.

When the Title Company will reject the old survey:
The Title Company's job is to guarantee exactly what is sitting on the land today. If the seller provides a survey from 2018, but they poured a massive concrete patio and built a pergola in 2021, the 2018 survey is now officially inaccurate!

If the footprint of the home has changed, a new survey must be ordered.
This includes:
โŒ Adding a pool or hot tub
โŒ Pouring a wider concrete driveway
โŒ Building a permanent storage shed on a concrete slab
โŒ Moving the perimeter fence lines

The Strategy: When we write your offer, we always check the box that says if the seller's existing survey is rejected by the Title Company, the seller pays for the new one! It is just another way I protect your cash to close.

Why I will almost ALWAYS list your house on a Thursday!

When sellers hire me, they often want to push their listing live on a Monday morning so it gets a "full week" of exposure. But in the real estate world, listing early in the week is actually a massive strategic mistake!

If we are going to market, we are going live on a Thursday.

Here is the psychology of the Thursday listing:

The Weekend Planning Window: The vast majority of buyers plan their Saturday and Sunday house tours on Thursday night and Friday morning. If we list on Thursday, your home hits their search alerts right when they are making their weekend schedule.

The "Freshness" Factor: Homes get up to five times more views on their first day on the market than any day after. If you list on a Monday, by the time Saturday rolls around, your listing already feels "stale" to the algorithms and the buyers.

Creating Urgency: A Thursday launch primes your home for an immediate open house and generates a burst of concentrated weekend foot traffic. When multiple buyers are walking through the door on Saturday, it creates a frenzy that leads to faster, higher offers.

Yes, in Texas, you actually have to "water" your house!

If you are buying a home in the Houston, Spring, or Woodlands area, you need to understand our soil. Most Texas homes are built on heavy clay soil. When we hit dry spells, that clay behaves like a spong... it dries out, shrinks, and pulls away from your concrete slab.

When the soil shrinks unevenly, your foundation twists, drops, and cracks!

How to protect your slab:
The secret is maintaining consistent moisture around the entire perimeter of the house.

- The Soaker Hose Method: Run a soaker hose or drip line around the house, placing it about 12 to 18 inches away from the foundation wall. If you put it too close, water just pools at the base.

-The Schedule: During hot, dry periods, you should run it 2 to 3 times a week for short 15 to 20-minute cycles. This gives the dense clay time to actually absorb the water instead of it just running off.

- The Screwdriver Test: Not sure if you are watering enough? Push a screwdriver 6 inches into the dirt near your foundation. If it is incredibly hard to push in, the soil is too dry and you need to water more.

The "24-Hour Notice" trap: How restricting showings kills your home sale!

Getting your home ready for a showing is exhausting. I completely understand why sellers want to put a strict "24-Hour Notice Required" rule on their listing so they have time to vacuum and hide the laundry.

But requiring a full day's notice is one of the fastest ways to guarantee your house sits on the market for months!

Here is why strict showing restrictions backfire:

The Weekend Rush: Buyers typically tour 5 or 6 homes in a single Saturday afternoon. If they finish a house early, their agent will look at the map and say, "Hey, there is another great house around the corner, let's go see it right now!" If you require 24 hours' notice, they skip your house and buy the one down the street.

The Relocation Buyer: Corporate relocation buyers often fly into Houston on a Friday night and have exactly 48 hours to find a home before they fly out on Sunday. They physically do not have 24 hours to wait for approval.

The Sweet Spot: A 1-to-2 hour notice is the perfect compromise. It gives you just enough time to grab the dog, throw the dishes in the dishwasher, and leave.

Pro-Tip: Keep a "Show Basket" in your living room. When you get a showing request, throw all the mail, remotes, and dog toys into the basket, put it in the trunk of your car, and go grab a coffee!

Why you are paying for Title Insurance (and why you absolutely need it!)

When you review your final closing costs, you will see a massive line item for "Title Insurance." Buyers constantly ask me if they can just skip it to save a few thousand dollars.

The short answer is no...and you wouldn't want to even if you could!

Here is how Title Insurance protects your investment:
Unlike car or health insurance (which protects you against future accidents), title insurance protects you against things that happened in the past before you ever owned the home.

The Lender's Policy: If you are getting a mortgage, the bank will force you to buy a "Lender's Title Policy." This only protects the bank's money if a legal issue arises with the property's ownership.

The Owner's Policy: This is the one that protects you. If you buy a house and three years later a contractor puts a lien on your house because the previous owner never paid them for the roof replacement, your Owner's Title Policy steps in. They pay the legal fees and settle the debt so you don't lose your house!

What else it covers: It protects you from forged deeds, unknown heirs suddenly claiming they own half the house, and undiscovered tax liens.

In Texas, everything is negotiable. While it is a standard buyer cost, we can absolutely write your offer to ask the seller to pay for your Owner's Title Policy at closing!
