If you’ve been saying you want to be in a new house by the holidays… we’re kind of at the point where it’s time to start looking. 👀

Not panic. Not buy a house next week. Just start.

August is a really good time to figure out what you actually want, what your budget looks like and start paying attention to what’s hitting the market.

Then, realistically:

🔎 August → start looking
🏡 September → potentially under contract
✨ October → close
🍂 November → holidays in the new house

And one of those little details people don’t always realize — your first mortgage payment isn’t due the second you get the keys. Close in October and, depending on your closing date, that first payment may not hit until December.

Which is honestly pretty nice timing going into the holidays.

If buying has been sitting in the “we’ll figure it out later” category, later is creeping up on us. 😂

You don’t have to have everything figured out before you talk to a Realtor. That’s literally part of what I’m here for.
