Ada County and Canyon County are behaving like two different rooms in the same house right now.
In Ada: inventory has grown since the start of the year, giving buyers more to choose from — and homes are still moving fast, with prices continuing to climb. The detail worth pausing on: new construction inventory is down year over year, but sales are up. Fewer homes, more buyers choosing them anyway.
Canyon County is the steadier room. Inventory sits below last year, sales have ticked up modestly, pricing and days on market have barely moved.
Same thread in both counties: buyers aren’t pulling back. They’re just deciding where to plant.
