A nice way to kick off the weekend! 🎉

We’re officially PENDING on this super cute home in Starkey Ranch! 🏡

My buyers are officially under contract on their DREAM home and this one feels extra good 🙌

Not only did we secure the perfect property, but we negotiated over $30,000 between concessions and list price! 💥 AND got the builder to include a 2-10 warranty… which they apparently never do (wild, right?).

Here’s the thing.. this is exactly why having a knowledgeable agent matters. When a small builder says they’ll “self-warranty” major structural components, you have to ask the hard questions. If something big comes up down the road, who’s financially backing that? That’s not a risk I’m willing to let my buyers take… and we made sure they didn’t have to 👏

And the backstory on this one makes it even better…
These clients found me from one of my banners at a local school 📚 (so no… marketing is NOT dead 😉). They had previously been working with another agent, it just wasn’t the right fit, and they decided to give me a call. We’ve been searching ever since and finally landed on the one 🏡
