If I were a Realtor trying to shrink the gap between listed and pending, I would stop treating it as a pricing problem and start treating it as a launch problem.
Almost every listing gets one real window of momentum. It opens the day the home hits MLS and it closes about ten days later. After that, you are working against a listing that buyers in your market have already scrolled past once.
So here is where I would put the effort:
Everything happens before photo day, not after. Prep, staging, and styling get finished first. Photos become the deadline, not the launch.
The first five photos carry the listing. Buyers decide from the thumbnail grid before they ever read the description. Those images should be the clearest, easiest-to-understand rooms in the house.
Nothing goes live half-ready. A listing that launches at 80 percent presentation spends the next month trying to recover the other 20.
The homes that go pending fast usually are not the cheapest ones. They are the ones buyers understood immediately.
