Everyone wants those 3% interest rates back, but are we forgetting what it took to actually buy a house back then?

Paying thousands over asking, waiving inspections, & bringing extra cash to cover appraisal gaps was pretty common.

Fast forward to 2026, & while rates are higher, buyers have something they didn’t have much of back then - negotiating power.

As a Tulsa Realtor, I’m seeing opportunities for buyers that were a lot harder to come by just a few years ago. Price reductions, seller concessions, closing cost assistance, & more room to negotiate.

Neither market is perfect, & a lower purchase price doesn’t always mean a lower monthly payment. But there’s a lot more to buying a home than just the interest rate.

So which would you choose? A 3% rate & paying over asking? Or a higher rate with more negotiating power?
