Tulsa Market Update (July 2026) 🏡:
📈 Activity: Closed sales rose 5.8% compared to last year, despite small drops in active inventory (-1.3%) and pending sales (-7.3%).
💰 Prices & Time: The Median Sale Price hit $285,000 (+4.4%), while the median time on market edged up slightly to 27 days (+1 day).
🤝 Negotiations: 43.8% of sellers paid buyer closing costs (+7.0%), while price reductions dipped slightly to 37.5% of listings.
⏱ Pricing is Key: Correctly priced homes sold in a median of 10 days, while overpriced homes requiring a price reduction sat for 76 days.
