Some places are more than a store—they’re part of the community.

Our local feed store here in Mannford has been getting a fresh new look, and they’re doing an incredible job bringing in products that serve our town. From fresh garden vegetables to feed, supplies, and a friendly face at the counter, it’s worth stopping in.

And while you’re there, don’t be surprised if you meet Tank, the feed store pup, or run into someone you haven’t seen since you were both knee-high to a grasshopper.

Small towns are built on places like this. Shop local. Support local. Love local. ❤️

“How much can we get the seller to come down on the price?”

It’s a fair question. Most folks think that’s where the best deal is found.

But here’s what I told them:

Buying a home is a lot like buying a pickup. The sticker price matters, but what really matters is what it costs you to drive it home and live with it every month.

Instead of asking for a lower price, we looked at other options.

The seller ended up helping with closing costs and buying down the interest rate.

The result?

Less money out of pocket at closing and a lower monthly payment.

That’s real money staying in their bank account.

Around here, we call that working smarter, not harder.

The truth is, the best deal isn’t always the cheapest house. It’s the one that makes the most sense for your family and your budget.

So I’m curious…
