One of the biggest mistakes I see sellers make is pricing a home too high right out of the gate.
It's easy to think, "We can always lower the price later." But what many people don't realize is that the first few weeks on the market are when your home gets the most attention from serious buyers.
If buyers feel a property is overpriced, they may scroll right past it, skip the showing, or wait to see if the price drops. Once a listing sits too long, it can create questions that weren't there on day one.
A strong pricing strategy isn't about leaving money on the table. It's about creating interest, attracting qualified buyers, and putting yourself in the best position for a successful sale.
