One of the easiest ways to spot hidden issues during a home showing?

👉 Turn everything on.

Run the faucets.
Flip the light switches.
Test the fans.
Open and close the garage doors.

These small moments can tell you a LOT about how a property has been maintained over the years.

Sometimes it’s not the big cosmetic things that matter most…
it’s the little signs buyers don’t notice until after closing.

A noisy fan, weak water pressure, flickering lights, or a struggling garage door can all be clues worth paying attention to. 🔍

When I walk through homes with buyers, I always encourage them to interact with the house instead of just looking at it.

One of the biggest mistakes buyers make?

Falling in love with the staging before paying attention to the actual condition of the home.

A house can look absolutely perfect online and still have expensive issues hiding underneath:
• Moisture problems
• Drafty windows
• Aging mechanicals
• Foundation concerns

And honestly… some of the best opportunities I’ve seen were homes that looked outdated at first glance.
