One thing many buyers overlook has nothing to do with countertops, paint colors, or square footage...

It's the sound of the neighborhood.

A street that feels quiet during a 2:00 PM showing can sound completely different during the morning rush, school pickup time, or later in the evening.

As an agent, I always encourage buyers to take a few extra minutes and simply listen.
