Meet Joyce, my new assistant!⁠

If you've been following me for a while, you'll know that my former assistant Patrick has been promoted to an agent on our team. After being worried about not being able to find someone to fill the big role that Patrick left behind, we got introduced to Joyce and instantly connected! ⁠

Coming from almost a decade in NYC, Joyce has an extensive background in corporate business and she jumped headfirst into KDG! She not only learned/pick things up quickly but also brought a lot of fresh new ideas & organization to the team. When Joyce is not working, she is going on adventures with her sweet corgi pup .corgi.named.artie 😊 She enjoys hosting a good dinner party for friends, getting lost in a good book, and furthering her knowledge on 🍷. ⁠

Thinking about selling your home? Scroll through for some tips before selling a home for the first time! ➡️⁠

1. Closing costs are different. Sellers pay the agent commission on the buyer and seller sides. This is typically 5-6% of the purchase price. Sellers also pay for closing costs related to escrow and title. ⁠

2. It's not fun to declutter your home, but it will get you a larger return when selling - that's why a lot of garages are stacked to the top when a seller is selling. ⁠

3. Allowing open houses at your home will give you the highest return. That's when most buyers are able to view homes. It's not always easy to leave your home for a long period of time, but it will help you sell your home for more. ⁠

How special is it to live in the same community as family! Last year Kei and Anais reached out to me so I could help them find a home in Irvine. They were moving to OC from LA and their parents, Koichi and Aki, wanted to move with them! ⁠

They all wanted to live in the same neighborhood together so they could be close together as a family. Irvine is one of the most intense markets, but we set out to make it happen! ⁠

First, we got Koichi and Aki's offer accepted, then less than a few weeks later, we got Kei and Anais's offers accepted! Now they all live in the Northpark Community of Irvine. Congratulations everyone!!!🥳⁠

Have you ever visited Lido Marina Village in Newport Beach? If not, now it's on your list!⁠

Situated right on the waterway, this restaurant has such an airy, trendy vibe and is a beautiful way to spend a weekend afternoon. I come with my friends, Osama or family and always order the cauliflower pizza or the nachos. ⁠

An unknown fact about me is that I have celiac disease - which means I can't eat gluten. Malibu Farms is one of my favorite places where I can feel safe eating! They do such a great job at accommodating my gluten-free concerns and have some really yummy options! Have you tried Malibu Farms??⁠

With interest rates rising and fewer buyers coming to the market, does it still make sense to renovate? Here are some considerations:

1. Contractors are busy right now. If you have a contractor who can come in and make the renovations happen fast, it could be worth it. ⁠

2. Interest rates are up and continuing to rise. How long will you be waiting to list if you do extra renovations? What is projected to happen in the market during that time? ⁠

3. How much will the renovations cost vs. how much value will they bring? Are you looking to paint your red walls with white paint to increase the appeal of your home? Or are you looking to improve something that is already attractive to buyers? ⁠

Kristin's official journey with the KDG team started in January of this year, but my history and friendship with Kristin goes way back! We were "brothers" in our business fratnerity, Alpha Kappa Psi back at Chapman University!

Kristin messaged me over a year ago to chat about getting her license and becoming an agent. She took the courses, passed the test and spent months training and learning so she come in strong.

Out of 17 offers, ours was the winning offer on one of the most beautiful homes, with R2 zoning in Inglewood.

How did we get this offer accepted?
1. Creating a connection with the seller by writing a thoughtful letter
2. Strong communication with the Listing Agent from me and the buyer's lender
3. Shortening contingency terms to show that we have decisive buyers

Warning: working with me may lead to a proposal 💍✨

A few months ago I met Jamie and Amir. They were at the beginning of their homebuying journey.

A couple months ago, we put an offer on a very popular home in Inglewood. We beat out 17 other offers, including 4 offers that were higher than ours.

A week intro escrow, Amir sends me a text about proposing to Jamie when I give them the keys! 🏠

The day before I handed Jamie and Amir the keys to their new home, my assistant, Pauline, a ton of Jamie and Amir’s friends, a balloon company and I showed up to the home to fill hundreds of balloons to create the perfect surprise proposal set up. 🎈

The day of the proposal, Jamie and Amir pulled up to their new home. I told Jamie that I brought my videographer to film content for my social media and to get some fun photos of them that they could share. Wendy, the photographer went inside the home to capture their first look when they open the doors to their new home. When Jamie open to the door, Amir surprised her with an unforgettable proposal. 💍

I feel so lucky to have been a small part of such a big step in their life. Jamie and Amir are dream clients. ✨ They made every showing fun!
