Orange County clean girlies, there’s a farm in Chino where you can buy farm fresh eggs, organic produce, and local honey, then go feed the goats and the llama outside.

Maust Family Farms has been selling eggs since 1956. We got the blue shell eggs, a ton of free range chicken, honey, and every vegetable for this week’s meals. We’re going back monthly.

Two things worth knowing before you drive out: go before 8am on a weekday or you’ll be in line, and ask for a bag of feed so you can feed the goats, sheep and llama!

This is one of the first things we check before a house goes live in Orange County, and almost no one else does it.

Here’s why a wrong pin costs sellers showings. Buyers pull up to the wrong building, sit in the wrong driveway, and start asking whether they even have the right listing. Confused buyers leave, and you never hear about the showing that didn’t happen.

We open every random closet door on a tour for one reason: the furnace label.
Then we go check the condenser outside. If both say the same brand, it’s a matched system, and that’s what you want. The furnace and condenser run on one ducting system, so when they’re designed to work together they run more efficiently and last longer.
If the brands don’t match, we order an HVAC inspection. That’s a couple hundred dollars against a system that costs thousands.

A $680,000 starter condo in Orange County. Here’s the whole picture.
About $85,000 out of pocket at 10% down with closing costs. Around $5,300 a month all in, including the $480 HOA. With no other debt you need roughly $143,000 a year. Add $1,000 a month in car payments and student loans and it jumps to about $170,000.

One thing about condos people misread: you skip the full homeowners policy and get walls-in coverage for around $80 instead, but the structure is insured through the HOA master policy. So part of that $480 isn’t an amenity fee, it’s your insurance.

Which LA County cities have the highest property taxes? Follow the new development.

Santa Clarita and Valencia, Porter Ranch, Playa Vista, and increasingly parts of the South Bay.

Here’s what makes LA different from Orange County or the Inland Empire. Out in the newer master planned communities you’re funding roads and sewers in what used to be dirt. In LA you’re often funding beautification of a neighborhood that already exists, and with the stadium development in South LA, more of these districts are coming.

So the question isn’t whether Mello-Roos is fair. It’s whether the improvements are already built or still promised.

Are condos still a good investment in Southern County? Honest answer: single family homes appreciate better across Orange County, LA, the Inland Empire, and San Diego. That’s not close.

But most of our buyers start in a condo or townhome because that’s what they can afford. The move isn’t to sell it when you upgrade. It’s to keep it.

Here’s what actually makes it work, and it isn’t appreciation. It’s the loan. You only get 3 to 10% down and owner-occupant pricing on a home you live in. Buy that same unit later as an investor and you’re bringing 20 to 25% down. So the thing you’re really keeping is a low down payment loan you can never get again on that property.

This is the call I live for!
