🤩 We don't just do easy transactions, we help clients buy and sell simultaneously, which is a balancing act. We helped this particular couple get their home fully ready to go (advice, photos, video, paperwork, pricing strategy) so that once we found the right home, we could list right away. We found their next home, went coming soon within 24 hours and started actively showing 48 hours after that. We showed it for 3 days with 12 showings and 2 offers and got them into contract. Q: If I close in June, when is my first mortgage payment due?

A: If you close on a home in June, your first mortgage payment is due on August 1 because mortgage interest is paid in arrears (after it has accrued) rather than in advance. A payment due on August 1 covers the interest and principal for the full month of July. Here is the breakdown of why this happens:
-Payment in Arrears: Unlike rent, which is often paid at the beginning of the month for that month, mortgage payments pay for the month that just passed. Therefore, a July payment covers June, and an August 1 payment covers July.
-Interest is Pre-paid at Closing: When you close in June, you pay "prepaid interest" at the closing table for the remaining days of June. This covers the interest from your closing date to the end of that month, ensuring the lender is paid for that period.
-The "Skip" Month: Because you prepaid interest for June, you do not have a full payment due on July 1. You start your regular monthly payments on the first of the month after that initial partial period.
-30-60 Day Rule: Lenders set the first payment for the first day of the next full month after 30 days have passed, which generally falls on the 1st of the second month after closing. For example, if you close anytime in June, your payment on August 1 covers the entire month of July.
