Yale Circle was such a great example of the current market playing out in real time! We waited for the sellers to move in to their new home, brought in a painter for a few select areas and then I was able to stage it and bring it to market in the best condition to get top dollar! After the first weekend on market we had no offers… but by day 6 of careful conversations with interested parties we were able to coax out multiple offers and settle above list price! There’s a delicate balance in today’s market of pre listing prep marrying with intentional negotiations and positioning to not scare away buyers and make sure you are selling for the highest possible value! 278 Rochdale Run was bittersweet seeing this great family move out of state after years of buy sells together and watching their sweet family grow. In real estate we talk a lot about multiple offers, selling quick, bidding wars… the reality is that not every community sees this kind of activity in Central Ohio and new build resale communities that are only a couple years old frequently face this slower sales cycle. After a thorough analysis we were able to go into the sales process know this would likely take time and listed earlier than we traditionally would to help time things for their goals. It took time but I was able to leverage my relationships in this industry to have dynamic calls with several other listing agents in the neighborhood so we could present a united from and continue to maintain good value while still driving showing activity. At the end of the day we closed right where I projected we would and in the exact timing the sellers need! Who you hire matters… years of experience coupled with actually being a full time agent matters. Results and people matter.
