After selling hundreds of homes, we’ve seen exactly where sellers lose money.
Here’s what we’d actually do if our own home went on the market in 2026.
1. Price it like a strategist, not a homeowner. There’s a psychology to pricing that most sellers never think about. Come in too high and you train buyers to wait you out. Pricing is momentum, and you only get one launch day.
2. Treat launch day like it’s the only 72 hours that matter. Because it basically is. Photos, video, copy, exposure. All of it locked in before we go live, not scrambled together after.
3. Prep the home for buyers, not for us. We love how we’ve lived in it. They don’t care about that. They need to walk in and picture themselves there. That’s the whole game.
4. Hire an agent based on strategy, not personality. Selling a home is not uploading it to the MLS and hoping. Small mistakes in pricing, preparation, or negotiation cost real money. The right agent shows up with a plan and tells you what you need to hear, not what you want to hear.
