I’ve had the same conversation with several people lately…

“I’d really like to buy, but I just don’t know if now is the right time.”

And I get it.

If we were sitting across the table from each other having that conversation, I wouldn’t try to convince you that it is.

Interest rates aren’t where any of us would like them to be. Everything seems to cost more than it used to. And after watching the real estate market over the last few years, I completely understand why a lot of people are hesitant to make a move.

But there’s another side of the market that isn’t getting talked about quite as much.

Buyers have some negotiating power again.

I’m seeing homes from the Treasure Coast to the Space Coast sit longer. I’m seeing price reductions. And I’m seeing sellers who are much more willing to have a conversation about price, closing costs, repairs and other terms than they were a few years ago.

Does that mean there are bargains everywhere?

Absolutely not.

There are still homes that are priced right, show well and sell quickly. And there are situations where I’d tell a buyer, “I’d leave that one alone.”

But there are also opportunities out there right now.

Sometimes it’s a house that’s been sitting for a while and a seller who’s finally ready to have a real conversation.

Sometimes it’s negotiating the price.

Sometimes it’s getting help with closing costs or a rate buydown that makes the monthly payment work.

And sometimes we sit down, run the numbers, look at what’s available and decide…

You know what? I think you’re better off waiting.

That’s okay too.

I’ve never believed my job is to talk someone into buying a house. My job is to help them understand what they’re looking at so they can make a good decision for themselves and their family.
