Because online mortgage calculators often miss factors that influence how much home you will qualify for. Consider this -

🛑 Online calculators are just a quick guess based on the limited info you provide.

✅ An official pre-approval, however, takes a much closer look at your particular financials to give you a mortgage amount you’re pre-approved for.

Once you have pre-approval, you'll be able to look at homes for sale and make offers more confidently!

As a seller, of course, you want to get top dollar for your home!

With the recent changes in the industry, you have the option to -

🔑 Option 1: Offer to pay the buyer’s agent fee

This was how it was frequently done in the past, with the seller paying a 6% listing fee. From that 6%, typically half of that fee went to the buyer’s agent and half to the seller’s agent.

🔑 Option 2: Offer to pay the buyer’s agent fee during negotiations

🔑 Option 3: Require the buyer to pay the buyer’s agent fee directly

At face value, option 3 might seem like it’s the best for you.

However, options 1 & 2 come with significant benefits!

Many buyers might not have the additional cash available to pay for the buyer’s agent fee directly (since it cannot be part of the mortgage).

This could limit your pool of buyers.

So, by offering a buyer’s agent fee, you could attract more buyers who are serious about buying your home.

This could even lead to more showings, higher offers, and a potentially faster sale!
