Another one sold + closed and another family beginning a brand-new chapter.

This is the second home I’ve closed this year where the sellers made the decision to move out of state and closer to family. These particular clients raised their children in this home over the last 12 years, and while it wasn’t an easy decision to leave, those kids have now begun adventures of their own, making this the right time for a new chapter.

One of my favorite parts of real estate is how connected our community really is. I first met Mr. Seller at the gym and later met his wife while out and about around town. Somewhere along the way, we realized she knew my son through her job and his school-to-work program.

They first invited me over in May of 2025 to discuss the possibility of selling “sometime in the next couple of years.” Since it had been quite a while since they had sold a home, they had questions about today’s market and the selling process. Then in December, I received a text that said something like:

“Hey… I think our timeline just became much more aggressive.”

They had found a home they loved closer to family, and suddenly we were shifting gears to get their home on the market right after the holidays.

We created a plan, prepared the home, and hit the market shortly after the first of the year. The first day brought plenty of activity, and it looked like we might end up with two offers… until both buyers changed direction for completely different reasons. Real estate can be an emotional roller coaster sometimes.

It took a little longer than they had hoped, but the right buyer came along. We got it under contract, made it to the closing table, and now they’re officially on their way to their next adventure surrounded by family.

Congratulations to my sellers, and thank you for trusting me through such an important life transition. Wishing you many happy memories in your new home and this exciting next chapter. 💛🏡

Real estate isn’t always just about pretty houses and quick timelines. Sometimes it involves navigating probate, estate attorneys, court approvals, multiple decision makers, and helping families through emotional transitions while still getting a deal to the closing table.

Recently, I had the honor of getting TWO estate-related properties under contract — one representing the seller and one representing the buyer. 🏡✨

Estate properties can look a little different than a traditional transaction, so I thought I’d share a few things buyers and sellers may not know:

• Decisions often take longer because there may be multiple heirs, attorneys, or court involvement
• Many of these homes are sold “as is,” meaning the sellers may not make repairs
• Buyers should still ALWAYS do inspections so they fully understand the condition of the home
• Some homes may not qualify for certain financing types (like FHA or VA) if there are safety or condition concerns. Cash or conventional financing becomes the better option depending on the property condition

These situations require patience, communication, organization, and a whole lot of problem solving behind the scenes — and honestly, that’s where experience matters most.

Very grateful for the trust from both clients and excited to help guide these transactions to the closing table.

In early 2021, I met this client at an open house when she tagged along with her parents, who were considering a move here. We stayed in touch, and in 2022, when it was time for her family to purchase a home of their own, I had the honor of helping guide them through that process.

Fast forward to early 2026, and she called with exciting news — she had been offered a job out of state that was simply too good to pass up. But with that excitement also came a tight timeline. We walked through the home together, discussed pricing and what would help prepare the home for the market, and she got to work quickly.

About a month in, after several showings but no offers, we made a price improvement. Roughly two weeks later, we received an offer.

We knew there would likely be inspection items that surfaced since many of them had already been identified when they purchased the home a few years ago. We were also very nervous about the FHA appraisal, knowing those guidelines can sometimes be more strict. So when we worked through the inspection objectives and the appraisal came back with no additional requests, it truly felt like a huge win.

Now this sweet family is officially closed and able to move forward into their next chapter in a new state.

This is the first of three clients I’ve helped so far this year who are relocating out of state, and while it’s bittersweet to see wonderful people leave Iowa, I’m always grateful to be trusted through such big life transitions.

All 11 of my followers—most of whom are family members that I basically force to follow me and like my posts anyway—really seem to prefer the real life updates over the boring “new listing” and “under contract” posts 😂 So, here’s a real life real estate update.

One thing I try to talk about often because it’s deeply important to me is giving back—both with my time and my resources. I’ve been incredibly fortunate to have people pour into me throughout different seasons of my life, and because of that, giving back to others will always matter to me.

April ended up being full of opportunities to do exactly that.

It started with the Single Parent Provision dinner and fundraiser, where a friend and I co-hosted a table. Thank you to Sara for always showing up and making every event more fun.

Next was the Ronald McDonald House Charities evening at Curate—such an impactful night supporting families going through incredibly difficult seasons.

I also attended the Count the Kicks luncheon after being invited by my friend Jane. If you know someone expecting, please share the app with them. It’s such an important resource and saving babies lives.

And lastly, the Waukee Area Chamber of Commerce Annual Dinner, celebrating the business community and the people working to support them.

April was a good reminder that even small ways of showing up can matter 🤍
