A lot of clients have been asking me about the Larry Ellison purchase of Lion Country Safari and what it means for their Loxahatchee properties. Let me give you the honest version.

What's confirmed: $30 million purchase, 600 acres, KOA closure April 30, and building permits referencing a 147-room hotel and full-service restaurant. The park is open.

What's not confirmed: any connection to Project Tango, the proposed data center 1.8 miles away. The July 15 County Commission vote on that project is the event that actually moves the needle for properties closest to the site.

My read on the Ellison purchase itself: net positive for western PBC. A 600-acre institutional property with hotel development plans is a better neighbor than the alternatives. And hotel permit filings signal long-term investment intent — you don't do that on a property you're repositioning in 18 months.

But I won't tell you this doubles your property value. That's speculation. What I will tell you is the pre-existing fundamentals of Loxahatchee acreage — real land, no HOA, Lake Okeechobee access, HCA Palms West nearby — haven't changed.

Most buyers in Palm Beach County don't find out about Florida's Live Local Act until they're already under contract on a property near commercial land.

Here's what it says: if a site is zoned commercial, industrial, or mixed-use — and 40% of units are affordable — a developer can build high-density apartments there with no public vote, no zoning change, no variance, and no council approval. Administrative sign-off only.

The law was signed by Governor Ron DeSantis in March 2023 and took effect July 1, 2023. The first Wellington applications under it were filed by NuRock Companies in 2024 — two sites on Seminole Pratt Whitney Road, 212 apartments total. Nobody voted on it. That's the design of the law.

This doesn't mean every commercial parcel next to a residential neighborhood is about to be developed. What it means is that the protection you thought you had — that your commercial-zoned neighbor couldn't build dense multifamily without a public process — no longer exists in the same way.

The five things I check before recommending any property near commercial land in Palm Beach County:
1. Current zoning on every adjacent parcel
2. Recent property transfers on commercial land nearby
3. Active permit applications in the municipal or county portal
4. The tallest building within one mile (that sets the height ceiling)
5. Whether the property's value depends on that commercial land staying undeveloped

I've been in business since 1996. This check takes 20 minutes. It's now standard at the Wilder Real Estate Group for any property near commercial zoning in western Palm Beach County.

I was scrolling through a Palm Beach County Facebook group this week and saw a post that stopped me cold.

A woman wrote that her grandfather — multiple surgeries, can barely walk, fixed income — was two weeks away from being homeless. An assisted living bed wasn't opening until after that gap. She needed help fast.

I tagged someone I know who works inside Palm Beach County's senior care system. Her response was immediate.

PACE.

Most families dealing with aging parents in Palm Beach County have never heard of it. Here's what it is:

Program of All-Inclusive Care for the Elderly — federally funded through Medicare and Medicaid. It covers:
→ Primary care and specialists
→ Prescriptions
→ Dental, vision, and hearing
→ Physical, occupational, and speech therapy
→ Transportation to and from the care center
→ Day programming and social support
→ Care coordination

The model is built so qualifying seniors can stay in their homes instead of going into a nursing facility.

There are only 12 PACE organizations in the entire state of Florida. Palm Beach County has four centers through MorseLife Health System. Most counties have zero.

For roughly 90% of dual-eligible participants — those who qualify for both Medicare and Medicaid — the out-of-pocket cost is little to nothing.

The families who navigate senior transitions best are the ones who knew their options before they needed them.

⚠️ Western PBC property owners — July 15 is the date you need to know.

The Palm Beach County Commission votes on Project Tango on July 15, 2026 at 9:30 AM. This is the proposed 202-acre AI data center in Loxahatchee, next to the Arden community and the new Saddle View Elementary School.

The zoning commission already recommended approval. The County Commission vote is the final decision point.

Here's my honest property value read by proximity:

Within 0.5 miles of the site: the outcome is directly material. Hyperscale data centers bring continuous mechanical noise, 24/7 operations, construction traffic, and significant water use. That combination has documented negative effects on adjacent residential property values in comparable markets.

0.5–2 miles from the site: the outcome affects your market more than your specific property. Watch the 90-day price data after the vote.

2+ miles from the site: the western corridor fundamentals — no HOA, real land, Lake Okeechobee access — are unchanged regardless of the outcome.

If you're currently under contract on western PBC property: verify your distance from the Project Tango site before your inspection contingency closes.
