Ni siquiera es de donde viene la regla — el 20% solo evita el PMI (private mortgage insurance), que añade quizás $150–$250 al pago mensual dependiendo del préstamo. Eso es todo. Esa es toda la razón. 📊

Para la mayoría de los compradores primerizos, la matemática de comprar con 5–10% de down y pagar PMI por unos años le gana a esperar otros 4–5 años para ahorrar el 20% mientras los precios siguen subiendo 📈. El PMI se quita automáticamente cuando llegas al 20% de equity. La casa se aprecia de cualquier forma 🏠✨

Las verdaderas razones por las que la gente no se está mudando en 2026 no siempre son financieras 💸. A veces es “no sé qué hacer con el perro durante las visitas” 🐶. A veces es “mi pareja y yo no estamos en la misma página” 💑. A veces es “estoy agotado de todo esto” 😮‍💨.
