🏡 Pricing is everything in this market.

This home is officially under contract after its first weekend on the market.

Was it the professional photography? The marketing? The open house? The updated interior? The vaulted ceilings and four-season sunroom?

Those things absolutely helped.

But the reality is that great marketing can only amplify the right price. If a property isn't positioned correctly from day one, buyers hesitate. When it's positioned correctly, buyers act.

The market determines value, not the seller, not the agent, and certainly not Zillow. My job is to study the competition, understand buyer behavior, and help sellers find the price point that creates urgency instead of hesitation.

Excited to have this one under contract and will continue showing the property and accept backup offers.

🌲 UNDER CONTRACT

This one has been a journey.

After a deal fell apart last summer a week before closing, my sellers had every reason to be frustrated. Instead, they chose to stay the course, renew their commitment to the process, and trust me to keep working toward the end goal.

Today, that patience paid off, and this 13 acre Lebanon property is officially back under contract.

One of the things I've learned over the years is that not every transaction follows the timeline you expect. Sometimes the path from listed to sold includes a few bumps along the way. The key is staying focused on the destination, not getting discouraged by the detours.

A sincere thank you to my sellers for continuing to put their trust in me throughout the process. Looking forward to getting this one across the finish line.
