The change from summer to fall can reveal a lot about a home, if you know where to look.

During a fall walk-through, I’m paying attention to details buyers may not notice during a summer showing:
👉 Are gutters and drainage ready for fall rain?
👉 Could tree limbs or roots affect the home?
👉 How's the exterior wear?
👉 Is the HVAC ready for the colder months ahead?
👉 Does the landscaping require any seasonal maintenance?

These observations aren’t automatic deal breakers. They’re smart questions to ask before making an offer and useful context when evaluating the home as a whole.

As summer transitions into fall, the outside of a home can reveal details worth noticing during a showing.

Observe how gutters and drainage handle rainfall (on sunny days look for the locations and condition of downspouts). Look for tree limbs or roots near the home, cracks or slippery areas on patios, decks, and walkways, and any fence or landscaping maintenance that may be needed.

It’s also worth considering how much seasonal upkeep the property requires and whether that fits your plans. These observations aren’t automatic deal breakers; they simply start the conversation as you evaluate the full property.
