In July 2026, existing-home sales edged down 1.7% from the previous month but remained slightly above year-ago levels, while the median sales price rose to $431,400 and inventory held at a 4.6-month supply. If we dial this down to the Philadelphia market, Chester County has about 1.4 months of housing inventory. That converts to roughly 42 days of supply.

Millennials are slowly stepping back into the home buying market. Given that the national wealth is at a record high - a combination of the stock market and real estate valuations - some young adults are getting help from the wealth-holding family members.

The starter home does not have to the perfect home. Just need to be the beginning phase of later trade-up to a better home.
