Remember when the front door did not open straight into everything?

In many homes from the late 60s and 70s, the entry had a job. Sometimes it was a small foyer. Sometimes it was a split-level landing with stairs going up and down before you even took your coat off. Sometimes it was just enough space for boots, a school bag, a plant stand, and somebody saying, "Don't track that in."

Today, we talk a lot about open sightlines. And they can be beautiful. But these inherited layouts had their own kind of logic.

They gave a house a pause.

A visitor arrived before entering the full rhythm of the home. Kids had a place to dump their things. Cold air had a fighting chance of staying near the door. And in a split-level, that little landing quietly organized the whole house.

Not dramatic. Not showy. Just practical by design.

That is what I love about many legacy homes. The details often make more sense once you stop judging them by today's floor-plan language and start asking what life looked like when they were built.

Some houses were never trying to impress anyone.

They were built for real life.

🏡📈 While much of the U.S. housing market is cooling, Chester County continues to chart its own course.

New data show the county's median home list price reached $635,000 in May—up about 6% from a year ago—even as the national median list price declined 2.4%. 📊

The local market remains highly competitive:
✅ Median home price: $635,000
⏱️ Homes typically sell in about 25–26 days
🏠 Well-priced properties in desirable school districts often go under contract in less than 10 days
📋 Nearly 480 new listings entered the market this spring

Despite a modest increase in inventory, strong buyer demand continues to absorb available homes quickly, keeping Chester County firmly in seller's market territory.

Meanwhile, nationally, inventory is improving, prices are softening, and buyers are gaining more negotiating power. Here in Chester County, however, move-in-ready homes remain in high demand and competition remains intense. 🔥

Will summer inventory growth finally provide some relief for buyers, or will strong demand keep prices climbing?

The 1970s property group alone has more 4-bedroom homes than the 1930s, 1940s, and 1950s combined: 21 versus 17.

𝗘𝗿𝗮 𝗺𝗶𝘅: 𝘛𝘩𝘪𝘴 𝘪𝘴 𝘳𝘦𝘢𝘭𝘭𝘺 𝘢 𝘮𝘪𝘥-𝘤𝘦𝘯𝘵𝘶𝘳𝘺 𝘴𝘵𝘰𝘳𝘺

• 1950s–1970s homes make up 86.8% of the entire legacy set: 92 of 106 listings.

• 1960s homes are the largest single era group: 33 listings, or 31.1% of the whole.

𝗦𝗰𝗵𝗼𝗼𝗹 𝗗𝗶𝘀𝘁𝗿𝗶𝗰𝘁 𝗕𝗿𝗲𝗮𝗸𝗱𝗼𝘄𝗻

• The top 3 school districts account for 49 listings, almost half of this legacy group.

• A 1970s legacy home in this snapshot is far more likely to come with a garage than a 1930s one—and the shift is dramatic: 0 garage listings from the 1930s versus 26 from the 1970s.

The most common legacy-home formula isn’t quirky at all: it’s 4 bedrooms, 2 full baths, a garage, a basement, and probably a fireplace.

Active listings are up — but that is only the beginning of the story.

In Chester County, you cannot understand the market by looking at one countywide/regional number. School district, price band, location, new construction, and DOM all change the meaning.

More inventory may mean more buyer choice.

It may also mean builder inventory is skewing the count.

And “days on market” means something very different depending on where the home is, what it is, and who the likely buyer is.

That is why local market knowledge matters.

The real story is not just the number.
It is knowing what is behind it.
