**“Your daughter is cute and all, but where are YOU?”**

More than twenty years ago, when my daughter was about three, a former coworker said that to me.

At the time, I had approximately a bazillion pictures of her.

And almost none of me with her.

That wasn’t entirely new. I had been the person behind the camera for years. When my younger brothers were born, I was ten and becoming seriously interested in photography. There are mountains of photographs of them.

Far fewer of me.

Then I became a mother and apparently continued the tradition.

But that one comment stuck.

**Where are YOU?**

So I made myself a little promise:

**Get in the picture.**

I did not suddenly begin enjoying having my picture taken. More than twenty years later, I still don’t.

Apparently, that was never really the point.

The point was to stop accidentally editing myself out of the life I was so busy documenting.

So I kept getting in the picture.

Through the little-kid years.

Through holidays, trips, ordinary Tuesdays and ridiculous moments.

And through some much harder chapters, when smiling for a photograph together wasn’t necessarily the most natural thing in the world.

By then, though, I had made the promise.

**Stay in the picture.**

Looking at these photographs now—from that little girl getting kissed on the cheek to the grown woman sitting beside me today—I am profoundly grateful that I did.

Not because every year was easy.

Not because every picture represents a perfect day.

Maybe that is exactly why they mean so much.

They are evidence of a life being lived while we were busy living it.

**We were there.
Together.
Still showing up.**

Today is World Gratitude Day.

I’ve been thinking about what gratitude actually means to me, and I don’t think it requires pretending that everything is wonderful.

Sometimes gratitude is simply stopping long enough to recognize what we might otherwise have missed.

The ordinary moments.

The difficult chapters we made it through.

The people who stayed beside us.

And occasionally—

**ourselves in the picture.**

I’m very grateful somebody once thought to ask:

**“Where are YOU?”**

Kitchen wall.

Hall table.

Stair landing.

Maybe one extension upstairs if you were lucky.

Today the phone follows us everywhere. In a legacy home, communication was once physically attached to the building.

And sometimes the house still tells you where it happened.

An old wall plate. A forgotten jack. A small shelf. A little niche in an oddly specific place.

Those seemingly insignificant remnants tell us something about how the family actually moved through the house. The “phone spot” could be one of the busiest places in the room—and privacy was sometimes measured by how far that cord would stretch.

That's the kind of clue I find fascinating. It doesn't necessarily increase the value of the house. It increases our understanding of it.

In Redfin’s survey, 𝟮𝟴% 𝗼𝗳 𝗮𝗴𝗲𝗻𝘁𝘀 𝘄𝗵𝗼 𝗵𝗮𝗱 𝗿𝗲𝗰𝗲𝗻𝘁𝗹𝘆 𝗲𝘅𝗽𝗲𝗿𝗶𝗲𝗻𝗰𝗲𝗱 𝗰𝗮𝗻𝗰𝗲𝗹𝗲𝗱 𝘁𝗿𝗮𝗻𝘀𝗮𝗰𝘁𝗶𝗼𝗻𝘀 𝗰𝗶𝘁𝗲𝗱 𝗯𝘂𝘆𝗲𝗿 𝗳𝗶𝗻𝗮𝗻𝗰𝗶𝗻𝗴 𝗳𝗮𝗹𝗹𝗶𝗻𝗴 𝘁𝗵𝗿𝗼𝘂𝗴𝗵.

There is no way to eliminate every risk. But there is a tremendous difference between simply celebrating the highest number and understanding 𝘄𝗵𝗮𝘁 𝗶𝘀 𝘀𝘂𝗽𝗽𝗼𝗿𝘁𝗶𝗻𝗴 𝘁𝗵𝗮𝘁 𝗻𝘂𝗺𝗯𝗲𝗿.

When I’m advising a seller, I want us to know what we’re accepting, where the vulnerabilities are and what trade-offs we’re making—𝗯𝗲𝗳𝗼𝗿𝗲 we sign.

Because confidence doesn’t come from assuming everything will work out.

It comes from understanding the decision you’re making.

A catalog sitting on the coffee table can turn out to be a housing-history clue.

Sears didn't simply sell appliances, clothing and furniture. It sold houses.

And Chester County has a particularly wonderful example.

The East Marlborough Historical Commission identifies 𝗮 𝟭𝟵𝟮𝟳 𝗵𝗼𝘂𝘀𝗲 𝗶𝗻 𝗠𝗮𝗿𝗹𝗯𝗼𝗿𝗼𝘂𝗴𝗵 𝗩𝗶𝗹𝗹𝗮𝗴𝗲 𝗮𝘀 𝘁𝗵𝗲 𝗦𝗲𝗮𝗿𝘀 “𝗔𝗿𝗱𝗮𝗿𝗮.” It replaced an 1834 one-room schoolhouse and was notable locally because its design departed from the village's earlier building traditions. (𝘌𝘢𝘴𝘵 𝘔𝘢𝘳𝘭𝘣𝘰𝘳𝘰𝘶𝘨𝘩 𝘏𝘪𝘴𝘵𝘰𝘳𝘪𝘤𝘢𝘭 𝘚𝘰𝘤𝘪𝘦𝘵𝘺)

That puts an old Sears catalog into a different context.

Mass marketing wasn't only changing what Americans put inside their houses. Standardized plans and products were helping architectural ideas travel, too.

𝗧𝗵𝗲 𝗔𝗿𝗱𝗮𝗿𝗮 falls just outside my 1930–1979 Legacy Home period, but that's part of the point: houses don't obey neat historical cutoffs. Influences, possessions and building ideas travel from one era into the next.

Sears House Kits were more popular than other places in 𝗖𝗵𝗲𝘀𝘁𝗲𝗿 𝗖𝗼𝘂𝗻𝘁𝘆 because of the railroad lines enabled easy, reliable delivery.

Between 1908 and 1940, Sears sold over 70,000 complete DIY house kits nationwide through their mail-order catalog. A railcar of pre-cut lumber, nails, and a 75-page instruction manual would show up at your door. Many of these “Sears Homes” are still standing today

Legacy houses often leave clues. Sometimes they're part of the house. Sometimes they're sitting in a drawer, an attic or a basement.

What did Sears mean in your house—tools, clothes, appliances, Christmas wishes...or pretty much everything?

For me personally it was about childhood Christmas dreams. 🎄
