If you're trusting someone to represent you in a real estate transaction, you shouldn't have to wonder whether they got your message.

Real estate doesn't always operate neatly between 9 and 5. Offers come in. Questions come up. Problems need to be solved. Sometimes those things happen on a Friday evening or over the weekend.

I believe part of representing a client well is simply being responsive.

Of course there are times when you can't answer immediately. You may be sitting at a settlement, showing another client a home, or handling something else that requires your attention. But even a quick, “I saw this. I'll call you shortly,” lets someone know they haven't been forgotten.

And communication isn't only between an agent and their client. The agents, lenders, attorneys, inspectors, and everyone else involved need to communicate with each other to keep a transaction moving.

You don't have to be available every second. You do have to be accountable.

“I'm ready to buy. I'm just waiting for mortgage rates to come down.”

I've heard some version of that quite a bit over the last few years, and my question is always: what happens if you wait and the rest of the market changes around you?

A lower rate would certainly help buyers with affordability. But lower rates could also bring more buyers off the sidelines. If the supply of homes doesn't increase along with that demand, you could end up facing more competition—and potentially paying more for the home itself.

That's why I think buyers should look at the entire picture rather than making a decision based on one number.

Talk with a knowledgeable lender. Learn about the different loan programs available, including the risks and benefits of adjustable-rate mortgages. Figure out a monthly payment you're genuinely comfortable with. Then work with an agent who understands the local market and can help you recognize the right opportunity when it appears.

Waiting can absolutely be the right decision for some people. Just make sure you're waiting because it makes sense for your situation, not because you're trying to predict exactly what mortgage rates will do next.

One of the most important skills your real estate agent brings to the table is something you can't see in the listing photos: negotiation.

I tend to think of it in two ways.

There are moments when your agent needs to negotiate hard. If I'm representing a seller and multiple offers come in, my responsibility is to get my client the strongest combination of price and terms I can. Relationships with other agents don't change that.

Then there are moments when pushing harder can actually work against the client.

We recently had a transaction where strong negotiations helped our seller secure well over $100,000 above asking with inspections waived. At the final walkthrough, however, a few issues needed to be resolved. That wasn't the moment to dig our heels in over every detail. It was time to find a fair solution, get everyone comfortable, and make sure the transaction reached the settlement table.

Knowing how to negotiate matters. Knowing when to change your approach matters just as much.

That's part of the experience you should expect from the person representing you.
