The June housing numbers for the San Fernando Valley are out, and on the surface, they don’t look all that bad. The median sales price for a single family home reached $1,185,000, up 3% year-over-year, while closed sales actually increased 6% compared to June of last year.

But if you’ve been in this business long enough, you know that headline numbers don’t always tell the whole story. The reality is that our market is becoming increasingly segmented, and some of the statistics are masking underlying weakness in certain price ranges and neighborhoods.

Perhaps the biggest development over the past several days hasn’t been housing data at all. It’s been the sharp move higher in mortgage rates. Back in late January, the average 30-year fixed mortgage was sitting at approximately 5.99%. Then the Iran War started. They dropped when there was a ceasefire. Now it’s going again. rates have climbed again to around 6.75%, representing a significant increase in borrowing costs in just a few days...(MORE)

I’ve said it several times, one thing has become increasingly clear over the past several years… the economy moves faster than the Federal Reserve’s traditional decision making process.

The Fed has a difficult job. It has to balance inflation, employment, economic growth, and financial stability, all while making interest rate decisions that impact virtually every American. But if the data being used is incomplete, delayed, or interpreted through an outdated lens, policy decisions can miss the mark.

That’s why I think it’s smart that the new Federal Reserve Chairman Kevin Warsh recently announced five task forces designed to modernize how the Fed gathers information, communicates with the public, and evaluates the economy. The initiative is intended to improve monetary policy and ensure the Fed is making decisions based on a more complete understanding of today’s rapidly changing economic environment...(MORE)

Congress has officially passed H.R. 6644, the 21st Century ROAD to Housing Act, one of the most significant federal housing packages we’ve seen in years. The bill became law despite not being signed by President Trump, as Trump didn’t veto it, and under the Constitution, a bill that has passed both houses of Congress automatically becomes law if the president doesn’t sign or veto it within 10 days.

The stated goal is simple: increase housing supply, improve affordability, and remove some of the roadblocks that have made housing more expensive and difficult to build.

As someone who has been involved in real estate and mortgage lending government affairs for decades, my opinion is that there are some very positive components in this legislation, but let’s be realistic. This bill is more political than functional. It’s a great for both parties in Congress, and the National Association of Realtors to tout the passing, however, whether it truly moves the needle in places like California and Los Angeles remains to be seen because housing issues are primarily driven by local regulations, local politics, and local land-use policies...(MORE)

What a difference a month makes. Last year just before the spring real estate season, tariffs were implemented, that added economic instability, so we lost potential production. This year, as mortgage rates hit lows and we were thinking 2026 was looking good. The war was started, and again this real estate season has headwinds. If the politicians are making housing a priority (which both parties say they are), it would be nice if the White House would start these types of things in the Fall so not to disturb the market (only half joking).
