Hey, Columbus neighbors, if you've been wondering whether summer is still a good time to sell your home, I pulled the actual numbers for you. 🏑

The April 2026 Central Ohio Housing Report shows median prices at $346,500, up 8.3% from last year, and inventory sitting at just 2.0 months' supply. That's still firmly in seller's market territory.

What's changed from the frenzy of a few years ago? Pricing strategy and home presentation matter more now. Buyers have more choices than they did in 2022, and they're being selective. But well-prepared, correctly priced homes in neighborhoods like Worthington, Westerville, Pickerington, and Grove City are still selling strongly.

Summer buyers in Columbus are motivated, especially families who need to be settled before school starts. That's real urgency, and it works in your favor as a seller.

Closed home sales in Grove City jumped 36.5% in April 2026 compared to last year. That's one of the strongest demand signals we're seeing anywhere in Central Ohio right now. Buyers want to be in Grove City β€” and that puts sellers in a genuinely strong position heading into the summer market.

But before you list, there's one thing worth understanding that a lot of homeowners are still confused about: the rules around real estate commissions changed in 2024, and how you handle that decision can directly affect how many buyers show up β€” and how strong your offers are.

The short version? You're no longer required to pay the buyer's agent commission. But most experienced agents in Central Ohio β€” including here in Grove City β€” will tell you that offering a competitive concession is still one of the smartest moves a seller can make.
