REPORT: Texas home buyers score discounts in August
Understanding the current landscape is key to making confident real estate decisions. This August, Texas buyers found opportunities: over 79% of homes in major metros sold below asking price. In our own backyard, Austin’s median price dropped 6.3%, while Fort Worth saw a 2.6% decrease. Dallas, meanwhile, experienced a modest 0.9% rise. Inventory remains high, even as new listings in Dallas and Fort Worth declined.

US Confidence Hits Seven-Mo Low
Consumer confidence in the US just hit a seven-month low, even as people felt a bit better about what’s happening right now. For those of us watching the housing market closely, these shifts matter. While the present-conditions index climbed about 7 points to 121, the expectations index dropped 6 points to 68—dipping below a level that has historically signaled recession risk. Early in Q3, employers cut 23,000 jobs, and unemployment ticked up to around 4%, not because of stronger hiring but because more people left the workforce.

Yet despite these headwinds, homebuying expectations only eased a little in mid-Q3, with interest in purchasing actually rising. Around 61% of people still believe rates will move higher. With federal policymakers keeping rates steady and the market signaling little short-term relief, borrowing costs remain elevated through year-end.

More Homes Hit the Market as Demand Cools
We’re seeing some notable shifts in the US housing market: over the four weeks ending August 23, new listings inched up by 0.4% and total homes for sale increased by 0.5%, reaching their highest levels since early Q2. Yet, pending home sales dropped 1.1%—hitting a six-month low—as higher housing costs continue to keep many buyers on the sidelines, even as inventory improves. The median home-sale price has risen 1.9% over the past year to just above $400,000, while average mortgage rates hover near 7%, a 13-month high.

What does this mean for you? If you’re actively shopping, increased inventory and softer demand are creating more buyer-friendly conditions. There’s more room to negotiate, whether that means price cuts or concessions—especially on homes that have been listed for several weeks. For sellers, realistic pricing is key; the market rewards those who adjust expectations rather than chasing numbers from previous years.
