This one is pretty special to me. A LONG time ago, when I was just getting started in real estate, I walked into Starbucks, put some money on a gift card and told them to use it to buy people’s coffee that morning. ☕️

Richard and Alysia happened to be two of those people. They walked up, thanked me for the coffee and during our conversation mentioned that they were going to be buying a house. That simple cup of coffee turned into a relationship that’s lasted all these years.

I helped them buy this house. 🏡 We stayed in touch. And years later, when it was time for their next chapter, they called me again. This time to help them sell it.

Real estate has given me a lot over the years, but relationships like this are the part I appreciate the most. You never know where one conversation, one act of kindness, or apparently one cup of Starbucks coffee might lead.

That’s a wrap on another Kansas City trip! ✌️

It’s 4:30am, the car is packed, coffee is mandatory and I’m headed back to my family and the ocean. 🌊❤️ What an awesome few days!

Team meetings, trainings, agent meetings, filming a ton of new content, Taco Tuesday Brokerage Happy Hour 🌮🍻, dinner at Summit Grill and getting to spend time with some awesome friends and family.

And I have to say, this life is pretty damn cool.

I get to fly, or in this case, drive 😂 back to Kansas City, spend a few days pouring into our agents, growing our brokerage, creating, teaching, laughing, building something I’m incredibly proud of. And then point the car south and head home to my family and the beach. 🏝️🐠🦈

Seriously, what a blessing! Kansas City is still such a huge part of my life. Florida has become home. And somehow I get to build, work, dream and make memories in both.

I don’t take that for granted for a second.

Now I’ve got a long drive, a lot of coffee, and three of my favorite girls, Guillermo aka Gulf Breeze Gary, our new kitten Cervantes and of course our cat Peter aka Pensacola Pete waiting for me at the end of it. ❤️ Florida bound. 🌴🌊☀️

🏠 785 properties sold
📍 871 new listings hit the market
💰 Average sold price: $415,931

What stands out to me? More homes came on the market than sold this week. That means buyers are seeing more options, while sellers need to be thoughtful about pricing, presentation and strategy.

But remember, these numbers only tell part of the story. Real estate is LOCAL and what’s happening with your home, neighborhood or price range can look completely different.

I don’t think the general public always sees everything that goes into getting a property from one owner, through a renovation, onto the market and ultimately to the closing table. There’s work involved, obviously. But there can also be a whole lot of emotion behind those four walls.

I’m incredibly happy to say we are officially CLOSED on 6121 Cleveland Ave. for my investor client!

I originally received a referral to help the previous owner sell this home. She had inherited the property from her family and was actually raised in this house. This wasn’t just a piece of real estate to her. It was the home where she grew up and made years of memories.

We ultimately sold the property to an investor client of mine who, after working together for several years, has also become a great friend. 🤝 He took the property, completely remodeled it and gave this home a new life.

Then came the fun part! 🔥 Under contract the FIRST WEEK!
The buyer requested repairs. My seller agreed to make them. The buyer walked anyway. ➡️ Back on the market.

We received another offer. That buyer walked during the inspection period. ➡️ Back on the market AGAIN.

Then came offer #3, and this time we made it all the way to the CLOSING TABLE! 🎉🔑 But my favorite part of this entire transaction?

I’ve stayed in contact with the woman who originally owned the home. She’s seen how beautifully it turned out and told me how happy she is with the renovation. More importantly, she hopes the new owner enjoys this house as much as she and her family did. ❤️ That right there is why I absolutely LOVE what I do.

Real estate isn’t always a straight line from FOR SALE ➡️ UNDER CONTRACT ➡️ SOLD. Sometimes there are setbacks. Sometimes there are emotions. Sometimes you have to sell the same house three times before you actually get it closed. 😂

But at the center of all of it are people and relationships.

From building and nurturing relationships with clients and investors, to helping families move into their next chapter, to coaching and training agents at 1st Class Real Estate Summit, I genuinely love this business.
