The real answer depends on your price point. Homes between $250,000–$300,000 have under 2 months of supply right now. That's a seller's market, plain and simple. Priced right, multiple offers, gone fast.
Homes over $750,000 have more than 5 months of supply — that's a buyer's market. More room to negotiate, more time to decide.
Whatever you're buying or selling, the market you're actually in depends on where you fall on that scale, not the headlines.
