NOTICE OF LAND FOR SALE ON BIDS
Ardyce Bragg (βSellerβ) will receive bids delivered to the law firm of MacMaster, Geltel, & Siewert, Ltd., Williston, ND, on the following described real estate situated in Burke County, North Dakota, to wit:
Township 159 North, Range 94 West
Section 9: S1/2NE1/4, N1/2SE1/4
Section 10: NW1/4 Less Outlot 305
LESS AND EXCEPTING all oil, gas and all other minerals in, under and that may be produced from the above-described real property, together with the right of ingress and egress for the purpose of mining, exploring and transporting the same away.
CONDITIONS OF THE SALE ARE AS FOLLOWS:
1. Seller is reserving all oil, gas, and other mineral interests. Land is sold subject to all easements, rights-of-way, restrictions, prior mineral reservations, if any, and reservations of record.
2. Land is sold where-is and as-is. It is also is being auctioned as one unit. The Buyer shall be responsible to investigate any conditions that may restrict his or her intended use.
3. Bids must be submitted to Attorney Ryan Geltel of MacMaster, Geltel, & Siewert, Ltd., 323 Main Street, P.O. Box 547, Williston, ND 58802, telephone (701) 572-8121. All bids must be submitted in writing by 11:30 a.m., on Thursday, March 12, 2026. Bids must be signed by the bidder, and must include the bidderβs mailing address, email address, and telephone number. Written bids must be accompanied by a certified or cashierβs check payable to MacMaster, Geltel, & Siewert, Ltd. Trust Account in the amount of $3,000.00.
4. Date of Sale; Bid-off: The top four highest bidders will be allowed to raise their bids at an oral bid-off to take place on March 16, 2026 at 2:00 p.m. at MacMaster, Geltel, & Siewert, Ltd., 323 Main Street, Williston, ND. These top four bidders will be notified on or before March 13, 2026. All other bidders will have their checks returned to them promptly via US mail.
5. Terms: Five percent down on the date the bid is accepted by Seller, by certified or cashierβs check as earnest money. Closing anticipated on or before April 17, 2026. The date the bid is accepted by the seller may not be the same date as the date of the sale. Seller shall furnish up-to-date abstract of title and a Warranty Deed. 2026 real estate taxes to be prorated. Closing agentβs costs will be split between Buyer and Seller.
6. Seller specifically reserves the right to accept or reject any and all bids, to waive irregularities in bids, and to modify the manner of the sale in any particular whatsoever.
