🏡 FRIDAY FACT: Your Pre-Approval Is NOT Your Home-Buying Budget

Just because a lender says you can qualify for a certain amount doesn’t necessarily mean that’s what you should spend.

Your mortgage payment is only part of the picture. Buyers should also think about property taxes, homeowners insurance, possible HOA dues, utilities, maintenance—and what monthly payment actually feels comfortable for their lifestyle.

That’s why one of the first conversations I like to have with my buyers isn’t simply:

“How much are you approved for?”

It’s:

“What do you want your life to look like AFTER you buy the house?” ❤️

You still want room for dinners out, vacations, hobbies, savings—and actually enjoying that beautiful coastal lifestyle you moved here for! 🌊☀️
