The real estate market report for Broward County for the month of May is out. Overall the report shows an improvement in the market over May 2025.
For Single Family Homes, Closed Sales were slightly up (3.2%) as was Median Sales Price (.8%) and Original List Price Received (1.1%). The biggest change was Inventory is down 22.2% which caused Months Supply of Inventory (down 23.7%). These numbers show that while it’s no longer a seller’s market, it’s still a good time to sell.
For Condos/Townhouses, Closed Sales were down slightly (1.5%), Median Sales Price stayed the same, there was a slight uptick in Original List Price Received (.9%) and Inventory dropped by 16.9% causing Months Supply of Inventory to drop to 10.6 months. While these aren’t great numbers, they are a slight improvement.
Overall this a a great time to sell and buy. For buyers, interest rates are staying fairly steady and inventory is healthy. For sellers, there’s no major shift downward in price.
