What is the reason why people invest in farmland?

Most experts will tell you about current returns, long term appreciation, inflation hedge, personal enjoyment, recreation, diversification and in some cases, inheritance of a family heirloom. These are all valid reasons.

In this article I want to suggest another reason, a reason that overarches and generates the outcomes in the previous sentence. Farmland investing is investing in a renewable energy asset!

The February 2026 Chicago Fed Ag Newsletter confirmed what we had been sharing with you that land values in this area were pushing record highs in many areas, but showing Indiana farmland values increasing 9% in Indiana overall for 2025 .

The majority of our auctions (especially near the Ohio state line) certainly confirmed that with multiple tracts selling in the $19,000 to $21,000+ per tillable acre range.

Land prices tend to decrease thefurther west of the Indiana/Ohio State Line that you travel, but overall have remained strong.

We continue to see some softness in areas where several farms have sold and saturated the market or with poorer quality farms.

The land market is more selective today.

The Iran Conflict that began on February 28, 2026 affects all of us, but especially agriculture.
Following are some of its impacts on US agriculture:

1. Cost of Production Increased Substantially: Farm costs of production have increased for all facets of agriculture.

2. Nitrogen Fertilizer Cost Increased Substantially: Purdue University shared that nitrogen fertilizer prices increased 30% within days of the conflict beginning.

3. Potash fertilizer Costs Increased: Argus Media reports an increase in potash costs of 18 –22% following the start of the conflict.

4. AOL News indicates that diesel prices were $3.76 per gallon when the Iran Conflict began and had increased to $5.50 per gallon, for a 46% price increase. I paid $5.99 per gallon for diesel fuel yesterday! OUCH!

5. With the petroleum cost spike that we have seen over the past week, I believe the above data is most likely outdated.

Profitability margins were already tight for farmers prior to the Iran Conflict. The significant increase in production costs certainly raises farm profitability concerns.

On April 30, 2026, the US House of Representatives passed a new farm bill named the Farm, Food, and National Security Act of 2026.

In order to pass this bill, the House removed two key items included in the bill concerning year-round E15 sales and removing the pesticide liability shield (AgWeb). Although the House version of a new farm bill will require some major revisions to pass the Senate, it is the furthest we have progressed toward a new Farm Bill since 2018.

The House plans to revisit year-round E15 in a separate Farm Bill when it reconvenes May 12.
With the House passage of a Farm Bill, the Senate now has some pressure to do something.

AgWeb reports that the Senate will likely not act quickly on the House version of the Farm Bill, but it is possible that a compromise on some key items is possible. Progressive Farmer and other sources indicate that the US Senate is working on a different bi-partisan Bill that will better address SNAP and funding conservation programs that is expected to be released later in 2026.

The key takeaway here is that the House passing a new Farm Bill is a big step.

Locally, we missed some forecast rains that allowed for great planting conditions in April before it began raining here again. We received some much-needed precipitation beginning on April 25 that helped our planted crops as some of the seeds were reportedly lying in dry soil and unable to sprout.

The most recent NOAA 30 Day Weather Forecast is for cooler than normal temperatures over the eastern corn belt and average to below average precipitation, which helped push grain prices.

The NOAA 90 Day Forecast calls for above normal temperatures and average precipitation over much of the Midwest.

Additionally, NOAA projects a 61% chance of a “super El Nino” forming and impacting our crops, with Brownfield Ag News reporting that this is expected to impact our weather/crops beginning in July/August.

The shifting weather pattern is expected to result in a more active weather pattern for the Midwest, bringing increased opportunities for precipitation and cooler temperatures due to increased cloud cover.
