That is 107 listings sitting past 60 days, at an average cut of 2.92%.

Time on market is often a bigger lever than the discount. Past 60 days, a seller is usually more open to closing cost help or a repair credit, not just a lower number.

The average cut came in at 2.92%. The number I would actually watch is 107: that is how many of those listings have been sitting past 60 days, or 45.53% of the reduced pool.

Past 60 days, the conversation often widens past the asking price into closing cost help, a rate buydown or a repair credit. Those are worth real money, and none of them show up in a price-reduction count.
