These buyers originally reached out to see a completely different property. 📞🏡 After touring it together, we quickly realized it just wasn’t the right fit.

Luckily, I had another home in mind only 10 minutes down the road. 👀

Yep… this surprises a LOT of first-time buyers.

Here’s the part nobody wants to discover after falling in love with the kitchen. 👇😂

Your lender preapproves YOU based on your finances.

But when you’re buying a condo, depending on the financing, the lender may also need to evaluate the CONDO PROJECT and ASSOCIATION. 🏢🔍

That can mean looking at things like:

💰 Association finances
🛡️ Master insurance coverage
⚖️ Pending litigation
🏠 Owner-occupancy levels
🔨 Major deferred maintenance
📋 Other condo requirements that could affect financing

So while you’re walking through the condo thinking…

Keeping your kitchen’s breakables safe during a move is easier than most people think. 🥄

The key? Overpack, don’t underpack, when it comes to fragile dishware, glass, and anything delicate. Wrap each piece in packing paper and bubble wrap, then fill any extra space tight so nothing shifts on the road. For boxes full of glass or especially fragile pieces, double up those cartons and always reinforce the bottom. 📦

Small appliances need special attention, too. Clean them, secure the cords, and stash detachable parts in labeled bags, packed right alongside the main appliance, all cushioned with bubble wrap.

Knives should be handled with care: inspect, clean, and wrap each one separately in bubble wrap and packing paper, tape each bundle secure, and clearly mark the box “Sharp Objects” so there are no surprises when unpacking. 🔪

Moving can be stressful, but a careful packing strategy means fewer broken items, and fewer surprises, when you unpack.
