Everyone is buzzing about locals summer (and honestly, same) but my brain is already thinking about getting my buyers into their new home before December 24th. 🎄

And here's the thing, it's not too late. It's actually perfect timing.

The timeline works out beautifully right now: get pre-approved this month, spend September and October finding the one, sign a contract by November, and close before the holidays. Keys in hand. Tree in the new living room. 🤍

Five days. That's how long it took for a home just down the street from me to go under contract. 🌊

I wasn't part of this transaction, but I watched it happen, and it didn't surprise me at all. Wrightsville Beach buyers are ready. When the right home comes to market at the right price, they move quickly and decisively.

Sometimes the best listings start as just trees and a good gut feeling. 🌿

640 Quinn Drive, a 0.73-acre lot in Bayshore, is officially under contract. My client is building a spec home here, and if all goes as planned we'll have something beautiful ready to show you by next spring.

15 minutes to Wrightsville Beach. Intracoastal boat ramp access. End of a cul-de-sac. The bones are already really good.

summer 2026. 🐚

Boat days and sunset walks. The girls on the water. The dogs doing what dogs do. Friends who make you laugh until you can’t breathe. Skies that had absolutely no business being that beautiful.

A summer that came softly, then all at once, and gave us so much more than we asked for!

Living and working in this place never gets old. But summers like this one remind me why I never left after UNCW, why I never want to, and why I genuinely mean it every time I tell someone that the Carolina coast is something special.

Something I don't talk about enough, and every coastal NC buyer should know. 👇

I had a client not long ago who found what felt like the perfect home near the sound in Wilmington. Inspection came back clean. Financing was locked. Sellers accepted the offer without a single round of drama. Everyone thought this was going to be the smoothest closing of the year.

Three days before the due diligence period ended, our closing attorney flagged one specific sentence buried in the addendum. A sentence that if we'd missed it would have cost my buyer their entire earnest money deposit and the house. Gone. Just like that.

What was it?

The CAMA and coastal stormwater permit transfer clause.

If a seller has open or unpermitted shoreline work on the property, that liability doesn't stay with them at closing. It transfers directly to you the moment the deed changes hands. Most buyers never even know to look for it.

We spent four hours that afternoon tracking down county flood certifications and seller signatures while the clock was ticking. We caught it. The seller resolved it in time. And my buyer got their home.

But that's exactly why having someone who knows coastal North Carolina contracts, not just contracts in general, matters so much in this market.

This is not the kind of thing you want to learn after closing. 🌊
