My ideal morning:

pickleball, walk and picnic on the beach, working with a view...

Kind of specific 🤷🏼‍♀️ But that’s also just… Wilmington.

This city has a way of meeting you where you are — whether you want a slow Sunday or you want to be moving all day. There’s room for both, sometimes in the same 24 hours.

I think that’s part of what makes it so hard to leave once you’ve been here a while. The lifestyle just fits.

Nobody buys a beach house expecting it to be low-maintenance. But there’s a version of this conversation that not enough agents have with their clients.

Salt air is beautiful. It’s also hard on exteriors, HVAC systems, and hardware. Flood zones are real. Insurance is a consideration. HOA rules vary wildly.

I’m not saying this to scare anyone off — I’m saying it because the clients I work with deserve the full picture, not just the highlight reel.

Coastal homes are genuinely some of the most special properties I’ve ever worked with. They’re also a specific kind of investment, and the right one depends on what you’re looking for.
