Getting an offer on your home is one thing.

Actually making it to the closing table? That’s another story.

Between contract and closing, there can be inspections, appraisals, financing requirements, title issues, and deadlines that all have to stay on track.

That’s why one of the best questions you can ask before hiring a Realtor is:

“After we accept an offer, how do you keep my transaction on track and handle issues that come up?”

A good agent’s job doesn’t stop when the contract is signed.

If you’re thinking about selling in Maryland, DC, or Virginia, I’m always happy to help you talk through your options without the pressure.

Two offers can have the exact same purchase price — and still leave a seller with different amounts of money at closing.

That’s why I don’t like evaluating an offer based on price alone.

Seller concessions, closing costs, financing terms, taxes, mortgage payoff and other transaction expenses can all affect what you actually walk away with.

A Seller Net Sheet helps put those numbers together so you can compare the offers based on what matters:

What do you actually keep?

If you’re thinking about selling your home, understanding your estimated net proceeds before making decisions can give you a much clearer picture.

Sellers: an inspection report is not automatically a to-do list.

Every home is going to have items come up in an inspection — whether it’s new construction, five years old, or fifty.

The real question is which issues actually matter to the buyer, which may affect the transaction, and what makes sense to address.

That’s why it helps to look at the inspection strategically instead of assuming every item on the report needs to be repaired.

If you’re thinking about selling in Maryland and want help understanding what to expect during the inspection process, send me a message.

Thinking about buying a home in Maryland?

Before you start touring houses, get clear on three things:

• Your comfortable monthly payment — not just what you’re preapproved for
• Your non-negotiables — what you truly need in the next home
• Your dealbreakers — the things that could make an otherwise great house the wrong fit

A little preparation before you start looking can save time and help you make better decisions once the right homes start showing up.

If you’re thinking about buying and want help putting together a realistic game plan, send me a message.

“How’s the market?”

It’s probably the real estate question I get asked most often.

Here’s a quick look at what the September numbers were showing in our local market.

The important thing to remember is that “the market” isn’t one single thing. What’s happening can look very different depending on your location, price range, property type, and whether you’re buying or selling.

If you’re curious about what the numbers mean for your specific situation, send me a message. I’m happy to take a look.

I recently updated my “About Ron Rutter” video, so I’m sharing the new version here and pinning it to the top of the page.

If you’re new here — or someone referred you to me and you’re trying to figure out who I am and how I work — this is a good place to start.

Walking into an open house?

Before you start talking about what you’d offer, how much you love the house, or what you’re willing to pay, it’s worth knowing who the agent there represents.

In Maryland, the agent conducting the open house represents the seller — not you.

That doesn’t mean you can’t ask questions or tour the home.

It just means you should understand whose interests the agent is representing before you start sharing information that could matter later in a negotiation.

If you’re buying and have questions about representation or how the process works, feel free to reach out.

If a friend moved to Southern Maryland tomorrow, what’s the FIRST place you’d tell them to check out?

Could be a restaurant, waterfront spot, park, coffee shop, local business, hidden gem — anything.

I’m curious what makes everyone’s list.

Moving from one state to another can get complicated quickly — especially when you’re buying in Maryland while also dealing with the sale of a home somewhere else.

Taylor and her family were moving from South Carolina to Maryland, and there were some bumps along the way with their South Carolina sale.

I worked closely with their agent there while helping keep the Maryland purchase moving forward.

Taylor shared:

“We had such a wonderful experience with Ron Rutter! We moved from South Carolina to Maryland and experienced some bumpy roads with the SC sale.. thankfully, Ron was able to move things along with the purchase of our MD home and also by helping with the sale of our SC home by working closely with our realtor down there! He's always quick to respond and great with his communication! I would definitely recommend him to anyone looking to buy or sell their home!”

Thank you, Taylor, for the kind words and for trusting me to help with your move to Maryland.

“How’s the market?”

I get asked that all the time.

The problem is, there really isn’t one simple answer.

The market can look very different depending on the price range, location, property type, and whether you’re buying or selling.

That’s why I’d rather look at what’s actually happening in the part of the market that matters to you than give you a generic headline.

If you’re curious about what the market looks like in your area, send me a message.
