Congratulations to Abland Property Developers on the official opening of Central Blue Shopping Centre in Blue Downs, Cape Town. As the centre’s architects, we were proud to attend the launch event and celebrate alongside the rest of the professional team.

Anchoring the southern edge of the proposed Central Blue Precinct, the centre connects existing and future communities through a shared destination, bringing shopping, dining and other services closer to residents of Central Blue Estate and the wider Blue Downs community. The centre is designed to link with the estate’s parks and a planned private school, giving residents easy access on foot, while also serving customers travelling along the adjoining main roads and future MyCiTi bus route extensions.

The centre’s architectural character brings together rustic brickwork, textured plaster, warm timber tones and refined steel detailing to create a contemporary identity grounded in place. Its expressive material palette establishes a distinctive presence along Hindle and Endurance Roads, tying the development into its urban context.

At the heart of the design is the human experience. A sculpted food court canopy creates a sheltered space for gathering and connection, while vibrant mural art transforms the centre’s façades into a colourful canvas that celebrates local identity and enlivens the built environment. Together, they create an engaging, memorable experience where architecture fosters interaction, belonging and a lasting sense of place.

A 1 680m² site beside the CTICC in Cape Town will boast the R2.5 billion development, ThirtyFour18, comprising a five-star hotel, 101 residential apartments, P-Grade office space and elevated dining and entertainment facilities.

Launched by Indalo Hotels and Leisure Group (a subsidiary of Afrirent Holdings), the 35-storey ThirtyFour18 will occupy the open space in front of CTICC 2 on Heerengracht Street in Cape Town’s Foreshore.

Its name refers to the precise geographic coordinates where the building will be situated. The development presents a significant engineering challenge: the CTICC is located on one side, a busy arterial road on the other, and the site offers limited space for equipment, materials, and deliveries. Its foundations will require approximately 90 piles, extending around 90 feet into the ground.

Construction on ThirtyFour18 is scheduled to begin in late April 2027, subject to necessary approvals, with completion targeted for April 2031.

MENLYN IS GETTING 1,200 NEW APARTMENTS!

Right next to Menlyn Mall

More than 1,200 apartments are planned for Menlyn Office Park, next to Menlyn Park shopping centre, through a R850 million development involving Pareto and Divercity Urban Property Group.

Their best move really was taking the Menlyn Office component and turning it into residential.

It's far CHEAPER than building from scratch.

Plus the office sector has been taking strain for the most part.

The lesson here is that sometimes the opportunity isn't necessarily in buying another property.

👉🏼 It's in finding a better use for a property that already exists.

And when you combine residential demand with a location close to shopping centres, employment hubs and major transport routes, you can start to see why institutional investors are interested in these types of projects.

The Residential Communities Council (RCC) asked the High Court to rule that the fees estates charge agents are not an undesirable business practice, and the judgment is now in. The regulator and the industry have both had their say, but some big questions are still unanswered.

The law of the jungle - do not trust.

A luxury villa in Camps Bay, Cape Town, has reportedly been caught up in an elaborate property scam targeting both estate agents and holidaymakers.

According to the management of Lion’s View, suspected scammers have allegedly been using photographs of the property and altered ownership documents to convince estate agents that they are the legitimate owners.

The individuals reportedly approached agents with offers to market the villa before requesting money under false pretences.

The alleged scheme also extended to holiday accommodation bookings. At least two groups of tourists, including visitors from South Africa and Denmark, reportedly paid for accommodation advertised using photographs of the villa, only to be directed to a different property.

Management says the situation has resulted in unexpected visits from estate agents and disruptions for legitimate guests staying at the property.

The matter has reportedly been referred to the Property Practitioners Regulatory Authority.

The incident highlights the risks of accommodation and property fraud in Cape Town, particularly as holidaymakers increasingly rely on online booking platforms.

Travellers are encouraged to verify property details, confirm addresses and avoid making payments outside trusted booking channels.
