CITY OF CAPE TOWN RATES & TARIFF UPDATE | JULY 2026

Property owners, take note.

Following recent changes to the City of Cape Town’s 2026/27 budget process, several important updates have been made to municipal rates and service tariffs that may impact your monthly account from 1 July 2026.

Key changes include:

💧 Fixed water and sanitation charges will once again be linked to water meter size, rather than property value.

🏠 Residential properties valued up to R8 million will now receive the first R620,000 of their property’s value rates-free (previously R450,000).

👴 Pensioner rebates remain available to qualifying households earning up to R27,000 per month, regardless of property value.

🧹 The City-wide cleaning tariff will be determined according to property value bands.

Please note that residential rates relief will not apply to properties where more than 40% of the property is used for non-residential purposes.

As a property owner, investor, trustee, or managing agent, it’s worth familiarising yourself with these changes and understanding how they may affect your property expenses going forward.
