Australia’s property market may be slowing on the surface, but the bigger issue remains housing supply.

Brisbane continues to attract attention ahead of the 2032 Olympics, with infrastructure spending, population growth, and extremely low vacancy rates driving demand. At the same time, regional markets are outperforming many capital cities as buyers and investors chase affordability and stronger rental yields.

New Federal Budget reforms are also set to reshape investor behaviour from 2027, with tax incentives increasingly favouring newly built properties over established homes.

Despite softer market conditions in some areas, housing undersupply, rising construction costs, and rental shortages continue to place pressure on affordability across the country.

The key trend? Demand remains strong, but supply is still struggling to keep up.
