Waterfront property comes with a few extra checks buyers can’t afford to skip.

Before buying, we’d always look at:

1. Building and pest inspection, even on a newer home
2. Contract review with a solicitor before signing
3. Flood and overlay maps
4. Bridge clearance and boating access if you plan to keep a boat
5. Recent comparable sales to understand true market value

The kitchen can be renovated. The bathrooms can be updated.

Flood exposure, overlays and access constraints are much harder to change.

That’s why proper due diligence matters before you fall in love with the view.
