1. The Selling Principal Trap
As selling principals, Mark and Christian are heavily involved in day-to-day sales, which leaves limited time for leadership. This dependency on personal sales not only distracts from business growth but also impacts team morale and long-term profitability.

2. The Recruitment and Retention Cycle
The constant need to recruit and train new associates, only to lose them to competitors as they develop, is a frustrating and costly cycle. This issue, compounded by the lingering effects of the COVID-19 break, has hindered consistent team building.

3. EBU Inefficiencies
Efforts to implement the mini-team structure by example have yet to deliver consistent profitability. Revenue dilution and inefficiencies in the model have made it challenging to justify the investment in this approach.

4. Property Management Opportunities
With less than 1,000 properties under management, there’s a significant opportunity to increase profit and equity in the property management department by increasing the management fee percentage and developing an investment management product. This could create a stable, recurring revenue stream to complement the sales business.

A Way Forward: In the short term, focusing on modelling a more profitable structure could help alleviate these challenges. By addressing inefficiencies and intorducing the LEADagent model and refining recruitment strategies, Mark could establish a solid foundation for sustainable growth.
